Our application form must have been completed in full, and the appropriate holding deposit paid before any reservation will be in place. All tenancies are subject to satisfactory references and contract, all correspondence (written or verbal) is subject to satisfactory references and contract. For the avoidance of doubt no tenancy will exist until all parties have signed a written tenancy agreement.

Guarantors

A guarantor is a person (or persons) who guarantee the tenant(s) obligations under a tenancy agreement including their payment of rent. They must permanently reside in the UK, have a clean credit history and have annual income sufficient to cover 36 times the monthly rent (e.g. for a rent of £1,000pcm, an annual income of £36,000). We are also able to accept applications with the support of a company guarantor (such as Housing Hand or Rent Guarantor), acceptance will be subject to the approval of the landlord. Student applications are usually supported with a guarantor.

Weekly Rent Amounts

Rent payments for all tenancies are per calendar month, any rent figure quoted as weekly is for comparison purposes only and is often approximate. Weekly rent figures are calculated by multiplying the monthly rent amount by 12 to get the annual rent amount and then dividing this by 52.
