    Drafting and supply of tenancy documents (tenancy agreement, deposit prescribed information, check in form, identity / right to rent check form, prescribed alarms test certificate) for your use.

Find Tenant Service

    2 weeks rent (min. £500) + VAT
    Rent appraisal, marketing details, advertising, applicant vetting, accompanied viewings, reference checks, tenancy documents, arrangement of safety certificates (at supplier cost), deposit registration, right to rent checks, additional key cutting where required (at supplier cost), check in with key release, opening meter readings and prescribed alarms check, and notification to primary utility suppliers and local Council Tax authority.

  • Land Registry Title Check
    £8 + VAT
    We are required to take proof of property ownership, if this is not provided we can perform a title check with Land Registry.
  • Legionnaires Risk Assessment
    £40 + VAT
    An assessment specifically identified by the Health & Safety Executive to assess the control of legionella bacteria in water systems.

  • Property Inspections
    £40 + VAT
    A visual inspection report at your property during a tenancy.

  • Fixed Term Renewal
    £50 + VAT
    Once the initial fixed term expires a new fixed term can be negotiated with your tenant - if a new fixed term is not completed the tenancy will continue under the same terms on a monthly basis.

  • Service of Legal Notices

    Preparation of evidence to support a disputed deposit claim and submission of these documents to the Deposit Protection Service. (Please note that we are unable to prepare evidence in relation to a tenancy that is not managed by ourselves, however we are able to submit evidence that is provided to us on your behalf where we have registered the deposit).

    All marketing materials (including but not limited to 3D models, virtual tours, videos, layout guides, photographs, written descriptions) produced by us remain the property of us and are copyright protected, use of certain marketing materials relies upon hosting subscriptions and may not be available if the property is not being actively marketed by us.

    We are happy to arrange for a suitably qualified person to provide the above services. We do not make any charge for this and will provide a copy of the certificate and invoice from the contractor. Prices may vary dependent on the availability of contractors and the size of property / works required.
  • Prescribed Alarms
    £30 (+ £15 per additional alarm) + VAT
    Purchase and placement of any legally required prescribed alarm (smoke / carbon monoxide) where not present (or not working) at the start of a tenancy.

Inventory Reports

We strongly recommend that an independent inventory is completed before each tenancy and an inventory check out report completed at the end of each tenancy. In conjunction, these documents comprise the best evidence in the event of a deposit claim. Inventory fees depend on the size of the property and include the specified number of bedrooms, a hallway, a kitchen and a bathroom. Additional spaces such as utility rooms, additional bathrooms, outhouses, gardens, etc. are subject to an additional room / space fee. The listed fee is for a single report (either an inventory report or a check out report). We reserve the right to provide a final fee after inspection of the property.
