Email us your photos and written description, we’ll check everything over and then advertise on all our online portals, including Rightmove.co.uk.  We will pre-vet potential tenants and put them in touch with you directly. 

Online 150 : £150 (£180 inc vat)

Would you prefer professional details and photographs? We’ll visit your property, take photographs and measurements, and write a description to show off your property in the best possible light. We’ll even revisit for free when the property becomes vacant and you have everything back to looking its best. Save on fees the next time round and use our Online 59 because we’ll already have your advert ready!

Add Documents : £100 (£120 inc vat)

Our Tenancy Documents package includes our latest tenancy agreement, deposit information certificate, How to Rent checklist (compliance is essential in case you wish to serve notice at any point) and prescribed alarm test certificate - everything you need to help you stay compliant, emailed in neatly formatted pre-populated pdf’s.

 

Find Tenant Service (with our infamous First Let Free)

Not used our services before? We’ll waive the cost of this service for you so you can see first hand how we work. We’ve always done this for new clients as the majority of our landlords find us through personal recommendations – call us and ask about getting your first let free!

The service includes rental appraisal, marketing details, advertising, applicant vetting, accompanied viewings, professional independant referencing, tenancy documents, arrangement of safety certificates (at supplier cost), deposit registration, right to rent checks, check in and notification of primary utility suppliers and the local Council.

 

Add Monthly Management

8% (9.6% inc vat) subject to minimum £50 (£60 inc vat)

Rent receipting, tenancy management, mid-term inspections, 24/7 online maintenace reporting, auditable repair tracking (section 21 compliant), arrangement of maintenance and repairs (at contractor cost), initial deposit negotiation and release, and end of tenancy administration.

 

Other Services & Charges

Property Inspections : £40 (£48 inc vat)

A visual inspection report at your property during a tenancy. Reports are emailed in pdf format and accessible 24/7 via your personalised landlord PropertyFile account. Mid Term Inspections are completed every 6 months as part of our management service - additional inspections are charged as a Property Inspection.  Inspections can only be completed at properties within our local area.

Legionella Risk Assessment : £40 (£48 inc vat)

A legal requirement specifically identified by the Health & Safety Executive to assess the control of legionella bacteria in water systems.

Fixed Term Renewal (landlord share) : £25 (£30 inc vat)

Once your initial fixed term tenancy expires, a new fixed term can be negotiated with your tenant - this must be agreed by both parties.  If a new fixed term is not signed then the terms of the previous agreement will simply continue on a rolling monthly basis.

Service of Legal Notices: £30 (£36 inc vat)

We are able to serve certain legal notices on your behalf including documented hand delivery as well as providing a certificate of postage.

Disputed Deposit Claim Evidence Preparation & Submission : £75 (£90 inc vat)

Preparation of evidence to support a disputed deposit claim; submission of these documents to the Deposit Protection Service.  If you wish to prepare and provide these documents to us for submission this charge will be reduced to £50 (£60 inc vat)

We are not able to prepare supporting documentation in relation to a deposit claim relating to a tenancy that is not managed, however where we are required to submit evidence on your behalf this charge will apply.

Deposit Single Claim Process Administration : £150 (£180 inc vat)

If you require us to instigate a single claim process in relation to a deposit claim, this will require a statutory declaration made by Home James Lets staff, through a solicitor in addition to the submission of evidence.

Land Registry Title Check : £8 (£9.60 inv vat)

If you are unable to provide evidence of property ownership before a tenancy is due to commence, we reserve the right to search land registry for confirmation.

Energy Performance Certificate / Gas Safety Certificate / Electrical Safety Certificate

We are happy to arrange for a suitably qualified person to provide the above services. We do not make any charge for this and will provide a copy of the certificate and invoice from the contractor. Please call as prices vary dependant on the contractor.

Inventories

We strongly recommend that an Independant Inventory is taken before each tenancy.  This document, in conjunction with a check-out report, comprises the best evidence in the event of a deposit claim.  Inventory fees depend on the size of the property and include the specified number of bedrooms, a hallway, a kitchen and a bathroom. Additional spaces such as utility rooms, additional bathrooms, outhouses, gardens, etc. are subject to an additional fees. We reserve the right to provide a final fee after inspection of the property.
